Hoyt Advisory Services is the asset manager for the Institute’s real estate investments and serves as its research and development unit. It also operates as a boutique consulting service accepting special assignments directly from real estate decision makers to solve particular problems. With its connection through the Institute to a wide network of university researchers, HAS is a unique entity that is able to call upon academic research for state-of-the-art techniques to answer industry’s questions.

The Institute and Hoyt Advisory Services have developed a proprietary model (the Hoyt REIT Model) for investing in real estate investment trusts (REITs). For the last several years, the Institute has invested a substantial portion of its endowed funds in REITs. The cumulative return on those funds has greatly exceeded the return on the NAREIT index.
